Great staging is so important to the home selling process. If you want to sell your home quick, a little bit of effort can go a long way. Check out our top 5 tips for staging your home:

1. Banish the Clutter

One of the most important parts of home staging is decluttering and organizing. Having too many items filling a room makes your space look small and chaotic. One creative way to declutter is to try your hand at the 12-12-12 Challenge. Every day up until the home is officially on the market, make it your mission to locate 12 items to throw away, 12 items to donate and 12 items to be returned to their proper home. By completing this challenge, you’ve quickly organized 36 things in your home without it feeling as much like drudgery. Try to involve the whole family and make it a game of who can find their 36 items first. 

2. Neutral Neutral Neutral

Some people are put off by loud wall colors. Even though it’s an easy fix, some home buyers are afraid of the project of having to change them. Painting the walls a fresh neutral helps make a room look larger and more clean. Neutral doesn’t have to mean your average off-white. You can always try a warm beige, a soft blue-green or a light grey. 

3. Amp Up the Lighting

An easy fix to make a home look more inviting is to have great lighting. Something as simple as increasing the wattage on your lamps and fixtures can make a home look warmer to potential buyers. A good rule of thumb is to make sure you have three types of lighting: ambient (general or overhead), task (pendant, under-cabinet or reading) and accent (table and wall).

4. Define Your Rooms

Have you been using a spare bedroom as a dumping ground for your stuff? If you have a room that is a mishmash of old furniture, boxes, etc., it’s hard for a buyer to picture what that room might be used for. Each room should have a defined purpose with the potential buyer in mind. What do you think they’d like to see there? Maybe an office, guest room or another kids’ room? Rent, borrow or buy inexpensive furnishings to turn your junk room into a real room that is appealing to buyers. 

5. Balance Decor to Create A Lived-In Look

We may have already told you to clear out unnecessary clutter, but that doesn’t mean your home should look empty and clinical. Decorative displays on dressers, counters or bookshelves can give your home a warm, lived-in vibe that will help potential buyers imagine their lives there. Group decorative items from the same color family in odd numbers (three is a good bet) and vary them in height and shape. Replace family photos with art so your walls look finished, but impersonal. A vase of fresh cut flowers is also always a great option to make a home feel like a home!
