Questions To Ask Before Listing Your Chattanooga Area Home

There has never been a better time than now to list your home! The home inventory in Chattanooga and North Georgia is so low that homes are selling in just hours of being on the market. 

Choosing a Realtor is the most important step in the process, so if you’re thinking of listing your home, here are just a few questions to get you started: 

1. How many clients do you have right now? 

This question is worthwhile for two reasons. First of all, you want to know how much business your potential Realtor is doing. If they only have a couple couple of clients, you have to wonder why. But also if they are a mega agent with more clients than they can handle, will your home get the attention and effort that it needs? Make sure that there is a good balance of experience and time.

2. Do you sell real estate part time? 

If your potential agent says yes to this, that is a major red flag. You want to choose an agent that is fully invested in their business, and therefore, you! Someone who does real estate on the side is not going to be fully committed to working for you and will instead have other things—like their full-time gig—taking priority. 

3. What are some of your awards and accolades?

If  you’re looking at an agent with awards under their belt, that is not something to be ignored. Customer service awards or peer-given “Best Realtor” awards say something about the quality of their work and the thoughts of the people they work with and for. 

4. Do you have a recommended vendors list?

Any agent that has been around long enough in the industry will have developed relationships with everyone from mortgage lenders to home inspectors. A Realtor with a lot of experience will be able to be a one-stop shop for you in terms of finding all of the vendors you need throughout your home buying or selling process.

5. Can I have references from a couple of past clients?

There is nothing wrong with asking to talk with some of the Realtor’s recent clients to see what they thought about the process of working with that particular agent. Also don’t forget online reviews! Check Trulia, Zillow, Facebook and Google for past client reviews and the agent’s star rating. That’s a great place to start to narrow down a pool of prospective Realtors. 

6. What are your average “days on market”?

If you’re selling a home, you want to get it sold as quickly as possible, right? While you’re interviewing agents, be sure to ask them what their average days on market is for a home. If they either can’t produce that number for you or if it’s not an impressive time frame, that’s a good indicator that this isn’t the agent for you. 

7. What will you do to get my home sold? 

In this day and age, it’s not enough to just put a sign in the yard to sell a house. A great many of today’s buyers are starting their house hunt online, which means it’s more important than ever that online listings make a great impression. If your potential agent’s website is outdated or their current listing photos don’t look high quality, that’s reason enough to move along to the next prospect.
