5 Reasons Why Now Is The Best Time to Sell Your Home

Is it bad to sell your home during the holidays? It’s a question we get a lot. There is a myth surrounding the idea of listing that sellers should wait until spring to put their home on the market. In reality, this couldn’t be farther from the truth! Here are some reasons why NOW is the best time to list your home: 

1. During the holiday season there are typically fewer homes on the market. Less supply means less competition. Less competition means more money in your pocket. 

A study by online brokerage Redfin found that on average, sellers net more above asking price during the months of December, January, February and March than they do from June through November. Not only that, but the study found that homes listed in winter sold faster than those posted in the spring! Although there are a lot of buyers beginning their search in the spring, there are just as many looking for homes in the winter. But the advantage to listing in winter months is that inventory is lower, meaning that there is more competition to get your home. 

2. Holiday buyers are serious buyers

The only buyers you will likely have looking at your home during the holidays are serious buyers—because who else wants to add another task to an already busy holiday schedule? The people you will have looking at your home are more likely to buy at your asking price and be willing to close quickly in order to get settled in as soon as possible. 

3. The holiday season reminds people of family, and since the home is the foundation of the family unit, more people become motivated to buy during the holiday season. 

Strategically, the holidays are a great time to have a home on the market. Buying a home is an emotional purchase as much as it is a practical one, and emotions run high during the winter months. As a seller, now is a great time to list your home and take advantage of all of the holiday warm fuzzies that will help a buyer bring a higher purchase offer to the table. 

4. You don’t have to move out right in the middle of the holidays!

If you need a few extra weeks in the home after closing, or you want to extend closing until the start of the new year, this can be something you include in your negotiations. Talk to your agent and work out a date in advance so they can communicate that to potential buyers. 

5. Selling now gives you more buying power! If you sell now, you can look for homes in January when he market becomes saturated with listings, giving you the most negotiating power. 

Many sellers will wait and list after the first of the year, which causes a lot of new inventory in January. The longer you wait to sell, the more competition you create for yourself. But also the benefit of selling during the holidays means you can become a buyer reaping the benefits of the market that is flooded with home inventory in the first quarter of 2018! As supply increases, you have more room to negotiate for a better selling price.
